Landlord Requirements

If you are  a landlord, you need to make sure your electrics in your property or properties are safe. That's the law.
Dozens of people are killed and thousands are injured each year due to unsafe electrics.
If you let property, they are statistically more at risk than homes occupied by there owners as they are more likely to wear and tear.
Identifying faulty electrical installations can be extemely difficult. Even more so when tenants in rented properties have carried out electrical work themselves without asking permissions from either their landlord or local authorities.Electrical installations can be affected by many things such as - age,wear,tear,corrosion damage,excessive damage plus enviromental issues such as damp and heat. Anybody can make an electrical circuit work, the question is has it been done correctly and safely.
It is advisable to have a property maintenance procedure in place to ensure your property is kept in a safe condition. It is recommended that you carry out regular visual inspections looking for damaged cables or scorch marks on sockets.
Your property should be inspected around every five years or whenever there is a change of occupancy. The maximum a property can go without testing is ten years by law. Older properties are more advised to be inspected on a more regular basis or properties which had had damage to their electrics in the past. All electrical appliance should be visually checked on a regular basis.Only by careful inspection and testing on a regular basis can such problems be identified and corrected before a major fault occurs.
 
 
 

Property Inspections

A periodic inspection report is a detailed report on an existing electrical installation to determine whether or not it is satisfactory or not for continued use.
This will always be carried out by a competent electrician who is well rehearsed on the 17th edition regulations.
The current regulations were changed on July 2008, so if your property was last tested before 2008 there is severe possibility that your installation may not comply with the current regulations.
We offer a periodic inspection report presented on a fully typed certificate for a very competitive price of £120. We ask for no money until we issue you with your certificate. If your installation does come back as satisfactory we shall provide you with a very competitive quote for any works required to bring your installation to comply with the current regulations.
